Well, given the previous statement about buying mansions here for what a small house costs "up north" which is only partially true, the indigenous people suffer for that. Paying full asking price for a decent little place down here ($150-200K) in contrast to a local buying it for $100-$150 raises home values in the area, driving up home costs & property taxes. Great for sellers, bad for buyers & existing home owners.
As far as a tax base..... Retirees tend to live moderately not extraordinarily... They aren't buying cars, investing in community projects or buying new* stuff.. groceries, utilities & gas.... That's what they buy... So would a couple from anywhere else... But they would be bringing children, buying cars, working in the local labor pool, ect...
