Some lending institutions get a bonus (kickback) for a loan. So sometimes it's better to start with the standard then make a large payment. Except in your son's case, he may have issues with capital gains tax by not putting all 100k down. Hope it all works out.

Our sons closing date on his first house was aet for tomorrow the 12th but got pushed back a few days because he took some time shopping for a good loan. Who knew banks would have a problem with someone putting a 100K down. Most they want is 58 down.

I had a deposition a couple weeks back where I was the oldest person in the room. This has never happened in a formal professional meeting. Both lawyers were 31; court reporter was 25. I had 15 years on these guys.
What's funny is that one of the lawyers is dragging me into court tomorrow trying to strike me as an expert claiming that I am 'inexperienced'. I'll be happy to point out that I've been doing it since years before he was even in law school.
'Inexperience'... pfft.

GeorgiaNiceGuy: glad you enjoyed your travels. You're still a young pup so you have a lot of opportunity in front of you to see this amazing country, as well as abroad.
One can read all they like about other places, but there is no substitute for actually going and spending time there and mingling with the locals. Something always pleasantly (and occasionally unpleasantly) surprises me every time I go somewhere new.

This year I have went to Florida with a friend who offer me to come with her. I never been out of the state of Georgia before, and that is the most experience I had in my life.
I hope to have more experience doing things before this year is over with.
A fantastic trip to NOLA.. saw many new sites, new friends and some really fun SLS folks.
Now that was a trip and hopefully we will continue to make it our yearly mecca.. the things one learns about NOLA is amazing.. ! YES

My kid, who spent the better part of a year with severe vertigo and other ailments did her first mud run yesterday. She had such a great time that she immediately signed up for the next one. Big difference from the person that couldn't walk across the street in January.
Also, we're spending five days together starting tomorrow.

Just got back from a baseball tournament where I was a guest on a team. Threw a lot and had a great time.
Got back to my regular team today, pitching 5 scoreless innings and putting one out over left-center field. Booyah!
