Rang in the new year with my son and my daughter. The latter, celebrating her 15th birthday. Also had a set of asshats join us for dinner, cake, and bubbly. All in all, a great night, only lacking in the absence of other friends due to distance, but y’all remain in our hearts when not in our presence.

No capital gains to worry about. It's money he saved the last 2 years to buy a house. And he plans on just putting the rest of it in the form of one large payment. I wasn't a fan of him putting that much down anyway sense it would have left him with only 35k emergency fund.
