Latest thoughts on the room conversion - Looking at a Moroccan theme, with the reds and yellows, drape type hanging from ceiling to soften the room light or add rope lighting around the room at the ceiling. Lots of pillows on a plain mattress/bed. Corner shelving to put towels/clean-up wipes/lubes/condoms/ and whatever else we think peeps might want. Maybe remove door and place beads hanging for the door.

We actually did that in our last house. We put in a full size bed. Eye bolts in the bed frame for attachments. Built a bondage headboard attached to the wall out of 1 x 1's criss-crossed and mounted to the studs the it was strong. Did the same on the wall for
a rack for flogging. Made the closet into a cage. Think metal gate. Storage for bondage equipment.
When we sold the house we left everything there and dressed it up like a boys room with a back sack, some clothes and some toy guns in a holster hanging from the rack. I wonder what they thought when they found the eye bolts on the bed (we left it there)...lol. We did have to remove the cage, patch and repaint.
We are in the same situation. We have a tree house in Nashville and trying to find a way to advertise it to LS people. In addition, it is not very big (370 sq ft) but would like to add some BSDM furniture to attract couples who might enjoy some bondage during their play. We thought about the large "X" that could be removed when not in a playtime mode.

If there is an overhead light in the room be sure it's on a dimmer switch - you can have subdued light for play and bright light for cleaning (such a horrible thought but a necessary evil).

You have a floor space constraint that will limit you and many items need space around them in order to fully enjoy. Clearly an appropriate bed, then is suspended swing/sling leave lots of floor space. Your Sybian can be moved around. Best to have toy storage located in as easy reach to bed and swing/sling as possible. Have seen great sex chairs that are doggy height/configuration friendly but again take up floor space. I would start with bed at good height and firmness for sex, add the swing/sling and storage and see how it goes then add as desired dictate.
I would definitely recommend a mounting system for a yoga sling. If you have vanilla people in and out of the house it won't appear out of place with a yoga ball, mat, or other exercise equipment around. Both are also great for kink. There are a lot of possibilities when it comes to convertible furniture and out of site storage for your toys. It just depends on how involved you all want to get and how you envision the room being used.
goodgolly, we have the captains bed still in the room, and am thinking about a spanking bench that can be used for flogging as well as a doggy-style penetration height, saw recently a gyno chair with magic wand attachment point in between the legs, yes the swing in the corner. How do you feel about suspension play? Got room for a sex swing or a yoga sling? Do you want either one? What about a St. Andrew's Cross? A spanking bench?
Me, I don't see the point of kink without sex and don't like discomfort, so a big bed would be my first item and I'd fit other things into whatever space was left. And really, the only thing I need after a bed is a heavy duty ceiling mounted thing for attaching chains/straps/a yoga sling.
Empty nesters, finally, so now looking to convert an unused bedroom into an adult playroom. What should be 'standard' furniture? Room is appro 12x12. Door and inwall closet on same wall. Blank two walls. Window on one wall. Second story room. Need ideas/help.
