Me being a real estate entrepreneur ALL my life I can tell you. In 2005/ 2006 we were looking to buy a home in Colorado. A home we looked at $550,000. I wanted to bid $450,000, wife wanted the home, so I bid $500,000. The seller turned us down. I have bought property for the full asking price and half the asking price. I bid on the value, not the price. I told the real estate broker, "this market is crazy when this market collapses it is going to be the worst collapse ever". They stopped taking us out. Was I right about the collapse????? Now as things are now. When this market collapses this next collapse is going to be bad States and Cities will go bankrupt. The federal government will print money to not go bankrupt. Inflation will go shit house crazy. Unemployment 15/20 %. People and families will be moving in together. "A light is always brightest before it burns out". Get read, how, I do not know, how.
Same thing happened in California. Its why housing prices are so expensive. Clinton opened the flood gates and housing pries went through the roof in California. A house that cost 185k before Clinton sold for 650k after Clinton. And now sells for 1.3 million.
All the buyers are immigrants.
Here in Vegas the house we are renting was selling for 220k when we moved here in 2016. It now sells for 320k because of all the immigration.
The house we just bought in Oct cost 235k i can now sell that house for 260k because of all the immigration. Houses are selling the same week they are listed with many bids on them. The building of housing in Vegas is everywhere thousands of them at one time all because of the massive immigration into the area.

Las Vegas has close to a million immigrants here as the city as almost doubled in size. Many of these people are not used to having to be tolerant of assholes like the natives are.
Last week three Russian men parked a small motor home on the launching areas. Four Mexicans needed them move so they could load up their boat. They where screaming at each other in Russian and Spanish neither could understand what the other wanted.
Way to many people from all over the world here from very different cultures many not speaking a work of English.

Beautiful day kayaking Lake Mead. Kayaks and boats all fishing, birds tweeting sunshine, the comes three fucking jet skis rigged up to be really noisy. The roar of those machines ruined the day for everyone then they came right between the boats and kayaks trying to get people pissed.
If fights could have broken out in 100 feet of water they would have.
